The residential buildings at Tor Carbone in Rome rise in the namesake site close to Via Ardeatina and the Appia Antica
Park, one of the most extraordinary places in which archaeology and landscape fuse. A characteristic common to all the buildings constructed is the branching out towards the notable lookouts on the park and the edges of the Castelli Romani. The allotment is shaped in a way that renders most interesting the development of the two
together. The style of buildings is varied but some elements are common to all, such as the use of brick balconies that also recalls the true archaeological context of Appia Antica, offering a guarantee of stability with time. Another common element of the apartments are the spacious terraces that,
thanks to the typical climate of Rome, allows them to be used as open rooms for many months of the year. The apartments are all of ample size with gentle lines and double terraces that allow both better illumination and ventilation. The style of the roofs that intersed the various stratified levels with terraces and small towers is characteristic of the building.
Residential and commercial complex “Romanina”

Already under construction, the project will see the construction of three blocks of flats and a small business centre in the Romanina area of the eastern suburbs of Rome. Each of the four- storey residential buildings will be divided into four apartments per floor. With the exception of the first floor flats, the apartments will be composed of two bedrooms, two bathrooms, kitchen and sitting room.The first floor flats will have just one bedroom in such a way as to enable greater characterization of the buildings. Rather than merely respecting the minimum standards established Italian regulations, the apartments will be built using the highest quality materials and technological systems and will be carefully finished to the most exacting standards. Each building will have private basement cellars and garages. The business centre will be located on the main road leading to the complex, while the grounds surrounding the residential area will be landscaped with tall trees, footpaths and cycle ways.
Residential Complex “The Attic”

Twin buildings in the heart of the EUR quarter comprise a real estate complex of great prestige constructed with the objective to offer maximum comfort at a
high aesthetic level, taking care with both external and internal details. All the apartments are highly equipped with valuable fittings, such as the in- built fireplaces, marble
and parquet floors, spacious and light-filled terraces and the bathrooms laid with valuable marble. There is also a top grade service system that ensures total comfort and security. The external spaces, such as the gardens and patios, have flower-beds and tall trees, and are also endowed with porfido and marble paving, and are further enriched by fountains and wooden statues. The internal staircases have a sinuous style accompanied by rings of iron.

The complex constructed at Grossetto is located in an “urban void”: a central area of the city with valuable residential elements of the 19th century and offices of civic importance. An operation that reknits the surrounding elements to turn a spacious internal area into a piazza functioning as a protected public space. The above ground cubature is 30,980 mq, half destined for office and the other half for residences, while the entire ground level is occupied by commercial space. Two underground parking levels were constructed, one for public use, the other for private use. The building has different characteristics according to the purpose. The exteriors of the offices have vertical ribbon elements while the residences are characterised by balconies facing onto the internal piazza and small loggie facing the street. The dominant material is, in both, tinted plaster of a light colour, like the surrounding buildings. Also the sloping tiled roofs is inherent to the context. Under the roofs small flats have been constructed with terraces and panoramic windows. Maximum care was taken in the construction of the “piazza”, paved like a fish spine and organised around twin fountains in travertine. The systemisation of the greenery of the piazza that utilizes box and lavender, and on the periphery are garden seats on tinted cement. The perimeter of the piazza is formed by a portico on which face the ground floor shops and the entrances to the residences.
Residential and commercial complex in Bufalotta

The planned operation concerns the construction of a residential and directional complex totalling 19,000 mc. In consideration of the morphological characteristics of the place and of the existing buildings, the planning has brought forward the proposal of a building complex that merges with the natural environment of the surrounding area. The entire project develops longitudinally towards the ends to create a hinge element between the existing cinquina hamlet, the new installation along Via Tor San Giovanni, the school complex and the eastern part of the hamlet. For this reason, the residential areas use one–family houses with patios on the south side of the site, continuing the same typology and shape of the building in the front. On the opposite side, like a head element of the entire hamlet, will be constucted a building complex of three blocks, all of three storeys with homogeneous treatment it descends to adapt in a better way to the natural level of the ground. The directional and commercial buildings take the role of the eastern “head ” of the area occupied by the residential buildings, articulated in two multifunctional units that front each other; giving life to a public use space and an edifice that represents the fifth constructed in the green public zone, situated at the extreme north – eastern end of the area and used for a park.
Office buildings “Ancient Rome” – Commissariat

On the site of Tor Carbone in Rome rises a division destined for offices and services, accessible from Via di Grotta Perfetta. The principal building is intended for the Police Commissioner and follows he theme that characterises all the edifices of this vast zone. Two converging buildings create an internal court, filled with greenery, that comprises the space around which run all the structures of the project. Panes of glass give natural light to the underground levels and a rhythmic scanning of brick arches, an element common in all the buildings in the zone, filters the rapport between inside and out, using the formal reference of the great Roman aqueducts that enrich the landscape of the Appia Antica Park.
